General Policy

Physical Location: 21150 Stewart Slope Circle Lead, SD 57754. Driving Directions: 2 Miles South of Lead on Hwy 14A/ Hwy 85, turn right on Nevada Gulch, and go 3 miles take a left on Stewart Slope Rd. About 1 mile down the road take a left on Stewart Slope Rd. We are on the left hand side.

Written Cancellation Policy

Cancellations made more than 60 days, or more than 120 days for holiday stays, prior to the arrival date will incur a penalty of 25% of the rental rate payable upon cancellation. Cancellations that are made less than 60 days, or less than 120 days for holiday stays, prior to the arrival date will incur a penalty of 50% of the rental rate payable upon cancellation. Cancellations within 30 days of arrival will forfeit entire amount. Cancellations or early departure during the dates of stay does not warrant a refund. **All service fees are non-refundable.**

Written Deposit Policy

1 Nights deposit at time of booking and final payment will be taken 60 days prior to arrival. A $200 Cleaning Fee is collected at the time of booking, for all units except the Kuzzy Chalet, that is $150. Accidental Rental Damage Insurance is required in the amount of $39 (nonrefundable) taken as a fee at the time of booking.

4:00 pm MT Text or Call 48 hours prior to arrival to get the keyless entry code from Rob at 605-359-5364.

Check Out

10:00 am MT Upon departure, Renter agrees to: remove garbage to garbage receptacles outside.

Pets Policy

No pets are allowed at this property. A violation will result in a $500 fee and immediate eviction without refund. The renter will also be responsible for all cleaning costs and any losses, due to this violation.

Other Policy

MINIMUM STAY: This property requires a two (2) night minimum stay, except that a three (3) night minimum stay is required during summers, winters and on holidays and a five (5) night minimum stay is required during the Sturgis Motorcycle Rally. If the property is taken for less than required minimum stay, you will be charged the rate for the minimum stay. MAXIMUM OCCUPANCY: The maximum occupancy of the Property is 14 persons. If the occupancy exceeds the base occupancy of the Property, an additional rate of $25 per person after 14 people, per night, will be charged to your credit card per attached agreement. RENTER DUTIES: Renter agrees to: (i) leave the Property in the same condition as it was at check in, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Renter's misuse of the Property, (iii) report any and all problems to Black Diamond Properties immediately, (iv) not enter Property Owner's private storage spaces, and (v) abide by occupancy limits of the Property at all times. NO SMOKING: Smoking is NOT ALLOWED inside the Property (including garage). When in violation of the smoking policy, Renter agrees to pay $500 fee per attached agreement and all costs associated with cleaning to remove smoke odors, and an additional Twenty Five Dollar ($25.00) clean-up fee will be charged if cigarette /cigar butts are found lying on sidewalks, lawn, and surrounding landscaping. Any smoking is to be done outside and if Renter(s) or any of Renter(s)' guests or visitors have smoked, please dispose of cigarette/cigar butts properly. HOT TUB USE: There will be no refunds for inoperable hot tubs. Black Diamond Properties is not responsible for any negligence or accidents in the use of the hot tub. Renter and guests assume all responsibilities for self and guests in the care around the hot tub. STURGIS MOTORCYCLE RALLY DEPOSIT: This deposit policy is in effect only for the Sturgis Motorcycle Rally. Private home rentals require 50% deposit at the time of booking. Final payment is due May 1st. Your reservation is confirmed at the time of booking. Please sign and return the attached contract from BLACK HILLS CENTRAL RESERVATIONS acknowledging our policies: STURGIS MOTORCYCLE RALLY CANCELLATION: This cancellation policy is only in effect for the Sturgis Motorcycle Rally. If a reservation is cancelled prior to May 1st, the deposit is non refundable. If a reservation is cancelled after May 1st, no refund is due.
